Buying a home is a huge investment and very exciting, so it is very important that you and your plumber check everything is in working order before writing the big cheque.

Some tips on what to check:

1. Sewer line

It is always best to have a professional look at the sewer line to the street. They will have the correct equipment to use to find any issues such as tree roots, corrosion or clogs which can all break down the pipe, which you don’t want collapsing.

2. Geyser

Geysers should last at least 10 years, if it’s older than that, then it is maybe best to consider replacing it. See where it is located and if it would cause and problems if it leaks?

3. Toilets

Leaks at the base of the toilets can lead to significant damage and sealing the leak can make the issue worse. Look for a rocking toilet, discoloration at base or warping. It is important to flush each toilet to make sure there are no clogs.

4. Water supply pipes

Ask how old the pipes are and whether or not they have been replaced recently. Check if the pipes copper or plastic? Most copper and plastic pipes don’t corrode like steel. However, some plastic is not approved for use inside, such as PVC pipe. If the pipes are galvanized steel, then they are probably old and would eventually need to be replaced. Small holes could be a sign of rust. If the pipes are a mixture of different materials. This could be a sign of minimal repairs being done and could have to be replaced. All lead pipes should be replaced.

5. Inside water lines

Have a look at the water lines you can see—either under the sink or in the ceiling. Look for water discoloration or leaks.

6. Water taps

Turn on all the taps to look for any for rust. If the home has been vacant for a long time, it’s normal for a bit of rust to drain out, but if the house has been lived in it could be corrosion.

7. Water Pressure

To test for water pressure, turn on all taps at once. To get high enough pressure, you’ll need 3/4” pipes from the water source to home, and at least a 1/2” or more to faucets.

8. Shower pressure

There are many models with differing pressure, but make sure there is a solid stream of water.
